Purpose

Land use planning is a function of municipal government that provides a mechanism for orderly and desirable development as well as preservation of existing desirable physical elements of the Village. In addition to the traditional Building Department functions, the Department of Community Development is also responsible for land use planning, subdivisions, annexations, rezonings, site plan review and review of development proposals.

Rezoning/Amendments

From time to time, physical characteristics and/or social conditions may change within the Village necessitating a modification to the Zoning Map or to the text of the Zoning Ordinance. These proposed changes are termed "amendments" or "rezonings" and may be initiated by the Village Board, by one of the Village's Boards or Commissions or by someone with a "vested interest". All requests for rezoning or amendments must be sent in writing to the Village Board. Upon receipt of a request, the Village Board will assign responsibility for conducting a public hearing. The appointed public hearing body will consider the standards for amendments and will forward a recommendation to the Village Board. It is then the responsibility of the Village Board to approve or disapprove the proposal.

Site Plan Review Committee

The Site Plan Review Committee is a group comprised of Village staff representing the Department of Community Development, Department of Public Works and the Fire Department. They are responsible for reviewing all proposed exterior alterations, additions or modifications to all non single-family residential properties to ensure compliance with Village codes and ordinances.
