Roofs, Driveways, Garages and Tents

The Village of Wilmette requires a building permit for new roofs, re-roofing, driveways, garages and tents. The following information applies to these applications:

Roofs

The Village requires a copy of the signed contract between the property owner and the contractor for a roofing permit. In addition, the contractor must have a Village of Wilmette business license to do work within the Village. A $28.00 building permit fee is assessed for roof permits. The Building Code allows two layers of roofing material before a tear-off is required.

Driveways

The Zoning Ordinance permits driveways to be located on the property line but places a maximum on the amount of land that may be covered with impervious surface. Staff of The Department of Community Development will calculate the amount of impervious surface to ensure compliance with the Zoning Ordinance. The permit fee is based on the cost of construction and the number of inspections required. If a new curb cut is required, the Engineering Department must issue a permit for work in the public right-of-way. Garages

Detached garages are regulated by the accessory structure provisions of the Zoning Ordinance. For interior properties, a detached garage may be located in the side or rear yard and must be setback 3 feet from any property line. Lot coverage, floor area ratio and impervious surface regulations of the Zoning Ordinance also apply. In general, the maximum height of a detached garage is 15 feet. However, in some circumstances, the height may be increased to 18 feet. Please contact the Department of Community Development for further information regarding garage height. Tents

Section 20-6.4.9. No tent shall be erected, used, or maintained on a lot, other than small tents that are customarily used for recreational purposes and are located between the dwelling and the rear lot line. Notwithstanding the above, the temporary use of other tents for community, religious, charitable, educational, entertainment, amusement, recreational, or commercial purposes shall be permitted in accordance with Part 5 of this Article.
