New Single-Family Development Standards
On March 11, 2003, after three years of study by the
Village, the Village Board adopted ordinance 2003-O-15, comprehensive
amendments to the Zoning Ordinance. These amendments come largely in part
from the teardowns and new construction study that was completed by the
Plan Commission in June of 2002 and reviewed by the Land Use Committee
of the Village Board. The proposed changes took effect July 1, 2003.
The Land Use Committee of the Village Board reviewed the recommendations
of the Plan Commission and prepared a report and ordinance for adoption
by the Village Board. Among other changes, the Village Board approved
new floor area and lot coverage formulas, revised garage and porch floor
area bonuses, a new attic floor area bonus, and amended front yard and
established front yard setbacks.
In February of 2000, the Village Board referred to the
Plan Commission the study of single-family development standards as they
relate to teardowns and new construction. On June 20, 2002, the Plan Commission
presented their final recommendations on single-family development standards
to the Land Use Committee. After over two years of research and discussion,
the Plan Commission has presented 16 recommended changes to the Zoning
Ordinance to address the size and character of new construction and significant
single-family additions. The executive
