A formula is used to limit total single-family dwelling floor area on lots in the R and R1, Residence Districts. The formula is as follows: Permitted Lot Coverage = ((0.5-(Lot Area/80,000))/1.38) x Lot Area Permitted Total Floor Area = (0.5-(Lot Area/80,000)) x Lot Area In addition, single-family residential lots are permitted a garage floor area bonus, a front porch floor area bonus, and an attic floor area bonus for those elements that qualify.
