On October 27, 2020 the Village Board granted Optima Wilmette Final Planned Unit Development (PUD) approval for a mixed-use building on the site of the International Bank, 1210 Central Avenue. The proposed development consists of 109 rental dwelling units and approximately 6,000 square feet of ground floor retail/restaurant space. As part of the development a publicly accessible plaza with public art has been proposed at the corner of Central Avenue and Green Bay Road.
The development is to be served by two-levels of below grade parking, including a 28-space public parking area. The 28-spaces will include two electrical vehicle charging stations, the first in the Village’s downtown for public use.
In addition to the public plaza, public parking spaces and the positive economic impact the proposed development will result in, other benefits of the development include:
- A contribution of $1,600,000 towards affordable housing that will allow the creation of approximately 14 units of permanently affordable ownership and rental housing units in the Village.
- A contribution of $120,000 to pay for additional desired streetscape options as part of the Village’s planned downtown streetscape reconstruction.
Other sustainable features of the proposed development include the development being constructed to achieve at least a Two Green Globes® certification and the installation and maintenance of bird friendly glass.
Optima Wilmette expects to demo the existing structure in summer of 2021 and begin construction in fall 2021. Occupancy is expected summer of 2023.
